Structures On Property: Yes - Former Nursing Home With Outbuildings And Land
DISCRIPTION: Large brick main building with large paved parking lot,several outline buildings, one pavilion, a large gazebo, and a water tower on a10-13 acre plot of land. Facility was anoperating 50 bed County run nursing home prior to being closed in early 2022. Facility is fully sprinkled and was licensed asa nursing home with the state of Wisconsin at time of closing. Iowa County would like to lease a storage building fromwinning bidder until a replacement can be built.
DETAILS: Main building is a well-built brick three level (two-storywith walkout basement) structure that was built in 1962. Building includes two additions in 2001 (MeditationCenter) and 2002 (additional rooms/administration) for a total square footageof around 50,000 square feet. Five outlyingstorage facilities (about 3,500 square feet), one pavilion, one gazebo, twooperating wells, and one 100 foot plus water tower (50,000 gallon) that was builtaround 1912.
Property condition: Themain building is structurally sound. Brickexterior, steel beam construction with cement precast stave flooring, we havereplaced a large portion of the windows on the west side of the building in thepast ten years. Additional windows willneed to be replaced. Plumbing is considered good in the building, but we do havesome plumbing under the basement floor that will need to be replaced eventually. Electrical in the building is also consideredin good condition. We still haveoriginal fixtures around the building that do work just fine.
Included in the sale of the property: Two Thermo Solution boilers (Installed 2010),Water softener, four hot water heaters, three air handlers, two elevators, onedumbwaiter, a garbage and linen chute, Kitchen dishwasher, two walk infreezers, one walk in cooler, and two smaller natural gas furnaces/AC units.
Items not includedin the sale of the property: Some equipmenthas been utilized in other locations. For that reason the Chiller, generator, and wastewater treatment plantwill not be included in the sale. Somepictures will show rooms with window curtains and privacy curtain rail. Most window curtains and privacy curtain railwill be removed and will not be part of the sale. Arrangements will be made for removal ofpersonal property with winning bidder.
Heating: Building isheated by two natural gas boilers for the main building and two smallerhousehold furnaces that heat the meditation center. Heat for the main building is a radiant heatthat comes from the ceiling. Heat in thetwo additions is more of a forced air system. Zone heat throughout building. Bothwater wells have electric heat. Heating notpresent in all other buildings.
Cooling: Currentlybuilding is not cooled. Building isequipped and ready for chiller installation. Remodeling will need to occur for full AC cooling coverage within thebuilding. In the main part of thebuilding cooling came from unit ventilators on the wing porches and fans wereused to blow cool air down the hallways. The additions were equipped with a forced air type system and hadAC. All outline buildings do not haveAC.
Utilities: Alliant Energy for both Electric and Natural Gas. Electric is single phase but 3 phase power is available at the lot line.
Environmental Concerns: None that we know of, but we did have to abate asbestos when we replacedsome flooring in the past.
Zoning and Wastewater treatment: Iowa County is currently working on changingthe zoning of the property from Agricultural to Residential use. Winning bidder will need to work on zoningand waste treatment options with the Iowa County Planning and DevelopmentOffice prior to any proposed development. It may be to your advantage to consult with the Iowa County Planning andDevelopment Department prior to bidding. They can advise whether or not your intentions for the property isachievable.
